Mechanical Estimator Loenbro Southeast  Franklin, TN, Atlanta, GA, Charlotte, NC, Columbia, SC, Richmond, VA, Jackson, MS, Jacksonville, FL, Orlando, FL, Louisville, KY, Knoxville, TN, Birmingham, AL, Memphis, TN  Chief Estimator The Commercial Mechanical Estimator is responsible for preparing accurate and competitive cost estimates for commercial mechanical construction projects, including HVAC, plumbing, piping, sheet metal, and mechanical systems. This role analyzes project plans, specifications, labor requirements, materials, equipment, subcontractor pricing, and project schedules to develop comprehensive bid proposals. The estimator works closely with project managers, operations personnel, vendors, subcontractors, engineers, and clients throughout the preconstruction and bidding process. Essential Duties and Responsibilities Review project plans, specifications, contracts, and bid documents. Perform detailed quantity takeoffs for HVAC, plumbing, piping, and other mechanical systems. Develop complete labor, material, equipment, and subcontractor cost estimates. Solicit and evaluate vendor and subcontractor quotations. Prepare bid proposals, budgets, conceptual estimates, and change order pricing. Attend pre-bid meetings, job walks, and project site visits. Analyze project risks, constructability issues, and scope gaps. Coordinate with project managers and operations teams during project handoff. Develop and maintain estimating databases, labor units, and cost histories. Collaborate with engineering, procurement, and field teams to ensure estimate accuracy. Evaluate value engineering opportunities and alternative design solutions. Support contract negotiations and proposal presentations. Monitor bid results and maintain relationships with clients, vendors, and subcontractors. Ensure compliance with project specifications, applicable codes, and industry standards. Qualifications Required High school diploma or GED. 3+ years of commercial mechanical estimating experience. Strong understanding of HVAC, plumbing, piping, and mechanical construction practices. Ability to read and interpret construction drawings, specifications, and contract documents. Proficiency with Microsoft Office Suite. Strong mathematical, analytical, and organizational skills. Excellent written and verbal communication abilities. Preferred Associate's or Bachelor's degree in Construction Management, Engineering, or related field. Experience with estimating software such as Trimble, FastEST, QuoteSoft, AutoBid Mechanical, Bluebeam, or equivalent platforms. Commercial field experience in mechanical construction. Knowledge of BIM and mechanical coordination processes. Experience estimating healthcare, industrial, educational, manufacturing, data center, or large commercial projects. Knowledge, Skills, and Abilities Thorough knowledge of mechanical systems, equipment, and installation methods. Understanding of labor productivity, material pricing, and construction scheduling. Strong negotiation and vendor management skills. Ability to manage multiple estimates simultaneously and meet strict deadlines. Strong attention to detail and commitment to accuracy. Ability to work independently and collaboratively within a team environment. Knowledge of applicable mechanical codes, standards, and safety requirements. Proficiency in cost analysis, budgeting, and bid strategy development. Physical Requirements Prolonged periods of sitting and computer work. Ability to travel to project sites, customer locations, and pre-bid meetings. Ability to walk active construction sites and perform field assessments. Working Conditions Primarily office-based with occasional field visits. Frequent interaction with clients, vendors, subcontractors, engineers, and project teams.
